Roof Damage Signs: Determining If You Need a Roof Inspection

Do you know the signs of a damaged roof?

As a homeowner, it’s important to know how to spot roof damage signs. If you suspect that your roof has sustained damage due to extreme weather conditions, aging, flying debris or other unforeseen events, we encourage you to take note of today’s post. While we never suggest scaling a ladder to inspect your roof at close range, you can often spot common roof damage signs from a safe vantage point on the ground. Damaged Shingles 

Visible distress to your shingles is a telltale sign to schedule a thorough roof inspection. As you survey your property, we encourage you to have a camera in hand and to document signs of any of the following: 

  • Missing Shingles – Storms with heavy winds and falling debris can often blow shingles right off your roof, leaving it vulnerable to water intrusion and damage to the interior of your home. 
  • Creased or Cracked Shingles – Damage caused by debris impact can be identified by both creased and cracked shingles. Creases in a shingle occur when granules have been worn off and can be identified by thin horizontal lines near the top of a shingle. This is a result of a broken shingle seal, often flapping in the wind and wearing on the surrounding shingles. Cracked shingles can be identified similarly with thin horizontal lines, however, they can appear vertically, horizontally and diagonally. 
  • Circular Divots or Indents – Hail can cause some of the most serious damage to a roof, so it is important to always inspect your roof after a hail storm. Keep an eye out for round-shaped divots or indentations where granules appear to be missing. Because hail damage can range in size—appearing as small as a pea to as large as a grapefruit, we recommend consulting with your local roofing expert to determine the scope of the damage. 

Granule-Filled Gutters

A small amount of granule can be common in gutters, especially if a roof has new shingles or is freshly repaired. However, a large pile of granules at the end of your downspout is a telling sign of roof damage. Hazardous weather is likely to reduce granules and reveal the roof felt, exposing your roof to the elements.

Dents 

Another sign of hail damage is dents and dings in other elements of your home’s exterior. If you notice dents or dings to your roof flashing, vents, siding or HVAC unit, chances are your roof has also sustained hail damage. 

 Rot and Decay

As you examine your roof, don’t forget to look for new signs of mold and rot. Heavy rainfall and high moisture levels make your roof susceptible to moss, mold and fungi build-up, which over time, can cause damage to both you and your home.
